The logic is simple: the yearly rent is the property value multiplied by the gross yield, and the weekly rent is that figure divided by fifty-two. Yields vary a lot by location and property type, often sitting around three to five percent in the main centres and higher in many regions, with lower-value areas generally returning higher yields. How it works
The annual rent is the property value times the gross yield. The weekly rent is the annual rent divided by 52, and the monthly rent is the annual rent divided by 12. Adjust the yield to match what similar properties in the area actually rent for.
Worked example
A 700,000 dollar property at a 3.5 percent gross yield implies 24,500 dollars of rent a year, which is about 471 dollars a week or 2,042 dollars a month.
