This calculator works out the gross rental yield and full investment return on a rental property you are considering buying in New Zealand, then checks whether it beats simply leaving your deposit in a bank savings account. You enter the purchase price, deposit, purchase costs such as conveyancing and reports, your expected annual capital gain, and the mortgage term, repayment frequency and interest rate on the amount borrowed. You then add the likely weekly rent, expected weeks vacant each year, and running costs including management fees, maintenance, rates, body corporate fees and accountancy fees. It returns your annual gross rental yield, total rental income after allowing for vacancies, and total annual expenses including mortgage repayments. From these it works out your net annual passive income, adds your expected capital gains, and shows the total annual overall return in dollars. It then compares that return against the risk-free rate, the interest you would earn if the deposit stayed in savings, and tells you whether the property is a good or bad investment on that measure. Adjust the rent, vacancy rate, interest rate or capital gains figure to stress-test the numbers before you commit. This is a planning tool to help you judge viability at a glance, and the figures are indicative estimates only, not financial advice, so confirm your own numbers with a mortgage adviser or accountant before buying.
