Body Corporate Levy Forecast Calculator

This calculator forecasts how the body corporate levies on a New Zealand apartment could grow over time, showing the future annual levy and the total you would pay across the period you choose. Body corporate levies are the regular contributions unit-title owners make for shared costs, building insurance, maintenance, management and increasingly a long-term maintenance fund for big future works, and they sit on top of your rates and mortgage as an unavoidable cost of apartment living. The catch is that they rarely stay flat. Insurance premiums and maintenance costs climb steadily, and many bodies corporate are now building larger reserves to pay for major future projects, which pushes levies up year after year. A levy that looks affordable today can be materially higher within a decade, so projecting it forward gives a truer picture of the ongoing cost. You enter the current annual levy, an expected annual increase, and the number of years, and the calculator compounds the increase to show what the levy could be at the end and the cumulative total you would pay along the way. Before buying, ask for the body corporate's financial statements, long-term maintenance plan and levy history, and watch for any looming special levies for one-off major works.

How it works

The calculator grows the current annual levy by your expected increase each year. The future levy is the current levy compounded for the number of years, and the total paid is the sum of the levy across every year of the period.

Worked example

A 6,000 dollar annual levy rising 5 percent a year reaches about 9,773 dollars after 10 years, and adds up to roughly 75,467 dollars in levies paid over that decade, before any special levies.
