This calculator compares what a property manager costs each year against the cost of self-managing your rental in New Zealand, so you can decide whether the fee is worth paying or whether doing it yourself stacks up. A property manager typically charges a management fee of around seven to nine percent of the rent they collect, plus a letting fee each time they find a new tenant, and sometimes extra charges for inspections and admin. Self-managing avoids all of that, but it is not free: it costs your time, and it puts you personally on the hook for advertising, tenant screening, rent collection, inspections, maintenance and staying on the right side of tenancy law. This tool puts both options in dollars. You enter the weekly rent, the management fee percentage and letting fee for the manager option, then the hours a year self-managing would take, the value of your time, and your direct self-management costs. The calculator works out the annual cost each way and the difference, so you can see what the manager really costs net of the time you would spend doing it yourself. The manager cost is the management fee percentage applied to annual rent (weekly rent times 52) plus the letting fee. The self-manage cost is your hours times the value of your time plus your direct costs. The calculator compares the two totals and shows which is cheaper and by how much.
At 600 dollars a week, annual rent is 31,200 dollars. An 8 percent fee is about 2,496 dollars, plus a 600 dollar letting fee, so the manager costs about 3,096 dollars. Self-managing 30 hours at 30 dollars is 900 dollars plus 400 dollars of costs, about 1,300 dollars, so self-managing saves roughly 1,796 dollars a year.
