This calculator compares buying an established house against buying a section in a new subdivision and building on it, totalling the real cost of each path in New Zealand. New subdivisions on the edges of growing towns and cities are a popular route to a first or next home, often promoted on the headline of a section price plus a build price, but that headline rarely captures the full cost. A bare section needs everything an established home already has: fencing, a driveway, landscaping, a clothesline and letterbox, and sometimes the connection of services, and there are usually covenants dictating the design and a deadline to build. Established homes, by contrast, are move-in ready, though they may be older and need maintenance. You enter the price of the existing house, and for the build option the section price, the build contract and an allowance for the site and finishing extras, and the calculator totals each and shows which is cheaper and by how much. The new build path has real advantages beyond price, including low early maintenance, builder guarantees, healthy-homes-ready features and, in some cases, KiwiSaver and lending benefits, so weigh those and the time and effort of building against the dollar comparison the calculator gives you.

The buy option is simply the existing house price. The build option adds the section price, the build contract and your allowance for site works and finishing the bare section. The calculator compares the two totals and names the cheaper path and the difference.
An 850,000 dollar existing house compares with a 380,000 dollar section, a 430,000 dollar build and 70,000 dollars of site and finishing extras, totalling 880,000 dollars to build, so buying existing is about 30,000 dollars cheaper here, before weighing the new-build advantages.
