Build vs Buy Existing Home Calculator

This calculator compares the total cost of building a brand-new home against buying an existing house in New Zealand, adding up the real all-in figures on each side so the comparison is honest. The decision is one of the biggest a household makes, and the headline numbers are misleading on their own. Building looks appealing because you get exactly the home you want, to current standards, with low maintenance for years, but the true cost is land plus the build contract plus a long tail of extras: consents and council fees, site works, the driveway, fencing, landscaping, floor coverings, blinds and connecting services, which together can add a very large sum to the build price. Buying existing is usually faster and avoids the risk of build overruns and delays, but you may need to spend on renovation to make it yours. You enter the land price, build cost and extras for the build option, and the purchase price and renovation budget for the existing option, and the calculator totals each and shows which is cheaper and by how much. Remember the dollar figure is only part of the picture: building takes longer and carries overrun risk, while buying means inheriting the home as it stands. How it works

The build total adds the land price, the build contract and the extras for consents, site works and finishing. The buy-existing total adds the purchase price and your renovation budget. The calculator compares the two and names the cheaper option and the gap.

Worked example

Building on a 400,000 dollar section with a 500,000 dollar contract and 120,000 dollars of extras totals 1,020,000 dollars. Buying an existing home for 950,000 dollars with 60,000 dollars of renovation totals 1,010,000 dollars, so buying is about 10,000 dollars cheaper here.
