You enter three numbers: the floor area of the home in square metres, the build rate you expect to pay per square metre, and a contingency percentage to cover the changes and surprises that almost every build runs into. The calculator multiplies the floor area by your rate for a base build cost, then adds your contingency for a more realistic figure. You get three results: the base build cost, the dollar value of the contingency, and the total estimated build budget including that contingency, the number most useful for a funding target. Build rates vary hugely with quality, location and design, from around $2,500 per square metre for a simple build to well over $5,000 for a high specification or architectural home, so pick a rate matching what you are planning. This figure covers the house construction itself; it typically excludes land, site works, driveways, landscaping, consents and connections, which can add substantially to the final cost.
