Section Plus Build Total Cost Calculator NZ
This calculator adds up the true total cost of buying a section and building a house on it in New Zealand, capturing the extras that turn an attractive land-and-build price into a much bigger number by the time you move in. People often add the section price to the build contract and assume that is the cost, but a build has several large items that sit outside both of those figures. Site works prepare the land, covering earthworks, retaining, drainage and connecting water, power, sewer and telecommunications, and these can be modest on a flat, serviced section or enormous on a steep or unserviced one. Council consents and development contributions are a further cost, as is the driveway and landscaping that the build contract usually excludes. On top of all of it you should hold a contingency, because variations, ground surprises and cost rises are the rule rather than the exception. You enter the section price, the build cost, site works, consents and fees, driveway and landscaping, and a contingency, and the calculator totals the lot into the real project cost. How it works
The calculator sums all six inputs into the total project cost: section price, build cost, site works, consents and fees, driveway and landscaping, and contingency. It also splits the total into the land-and-build portion and the extras-plus-contingency portion so you can see how much sits beyond the headline figures.
Worked example
A 350,000 dollar section and a 450,000 dollar build is 800,000 dollars. Add 40,000 site works, 25,000 consents, 30,000 driveway and landscaping and a 50,000 contingency, and the real project cost is about 945,000 dollars.
