Cross-Lease to Freehold Conversion Cost Calculator

This calculator estimates what it costs to convert a cross-lease title to freehold, or fee simple, in New Zealand, and how much your share is when the cost is split with the other owners. A cross-lease is a form of shared ownership where everyone jointly owns the land and leases their own flat, and while it works, it carries ongoing friction: you need the other owners' consent to alter your home, the flats plan must be kept accurate, and the title is generally worth less and harder to sell than a clean freehold. Converting to freehold removes all of that, but because the owners jointly own the land, the conversion is effectively a subdivision that every cross-lease owner has to agree to and take part in. The work involves a surveyor to define the new boundaries, legal fees to draw up and register the new titles, council costs for the subdivision consent, and LINZ registration. You enter each cost and the number of owners sharing it, and the calculator returns the total project cost and your share. How it works

The calculator adds the survey, legal, council consent and LINZ costs into a total project cost, then divides by the number of owners sharing the cost to show your share. In practice owners may agree a different split, but an equal share is the usual starting point.

Worked example

Survey 12,000 dollars, legal 6,000 dollars, council 8,000 dollars and LINZ 2,000 dollars total 28,000 dollars. Shared between 2 owners, your share is about 14,000 dollars.
