Property Legal Fees Calculator NZ

This calculator works out the real cost of the legal and conveyancing work behind buying or selling a property in New Zealand, so you can budget for settlement instead of being caught out by a surprise invoice. Every property transaction needs a lawyer to check the sale and purchase agreement, handle the title transfer, deal with your bank and, if you are buying, register the mortgage with Land Information New Zealand. You also pay disbursements, the third-party costs your lawyer covers on your behalf, such as LINZ registration fees, title and LIM searches, and bank documentation charges. You enter the lawyer's professional fee excluding GST and your expected disbursements, then choose whether GST applies to the fee. The calculator returns the estimated total legal cost, plus a breakdown showing the fee including GST, the disbursements, and the GST charged on the fee, so you see exactly where the money goes. Use it early, while working out your overall budget alongside your deposit and moving costs, so there are no gaps at settlement. Keep in mind that a straightforward purchase or sale usually costs less than a transaction involving a cross-lease or unit title property, a trust, or extra finance conditions, all of which add legal work and cost. How it works

The calculator adds GST to the lawyer's professional fee (if selected), then adds disbursements to give the total legal cost. Disbursements are the third-party costs your lawyer pays on your behalf, such as LINZ registration and title and LIM searches, and are usually GST-inclusive or GST-free already. The result is a realistic figure to budget alongside your deposit and moving costs.

Worked example

An $1,800 fee plus 15% GST is $2,070, plus $400 of disbursements, for about $2,470 in total. A more complex transaction (unit title, trust, or a build) could run higher, so always get a quote.
