Subdivision Cost Calculator

This calculator estimates the cost of subdividing land in New Zealand, pulling together the many separate bills that make subdivision far more expensive than newcomers expect. Splitting one title into two or more is a process with a long list of costs, and the headline that catches people out is that connecting services to a new lot, including water, wastewater, stormwater, power and telecommunications, is often the single largest and most unpredictable item, especially where the existing connections are far away or the ground is difficult. Alongside that sit the surveyor's fees, the resource consent application to the council, legal work to create and register the new titles, and development contributions, which are charges the council levies on new lots to help fund the wider infrastructure they draw on. A sensible contingency rounds it out, because subdivisions routinely throw up surprises. You enter each cost and the number of new lots the subdivision creates, and the calculator returns the total cost and the cost per new lot. Use it for a first feasibility check by comparing the cost per lot against what each finished lot might sell for. How it works

The calculator adds the survey and planning, resource consent, services and infrastructure, legal and titles, development contributions, and contingency into a total subdivision cost. It then divides by the number of new lots created to show the cost per lot, a useful figure for a quick feasibility check against likely sale prices.

Worked example

Survey 15,000, consent 20,000, services 80,000, legal 8,000, contributions 25,000 and a 30,000 contingency total about 178,000 dollars. Creating one new lot, that is roughly 178,000 dollars per new lot to compare against its likely value.
