Town House vs Lifestyle Block Calculator

This calculator compares the yearly running cost of a low-maintenance town house against a lifestyle block in New Zealand, two very different ways of living that sit at opposite ends of the space-versus-upkeep spectrum. A town house is compact and central, with little to maintain, but usually comes with a body corporate or residents' society levy covering shared insurance and maintenance. A lifestyle block offers land, privacy and room to breathe, but that space carries a steady stream of costs: more building and grounds to maintain, often a septic tank and a bore or tank water supply with a pump to look after, fencing and mowing across a much larger area, and a longer commute for work, school and shopping. People are drawn to the dream of the block without always tallying what it costs to run year after year. You enter the annual rates, body corporate and maintenance for the town house, then the rates, maintenance, extra running costs and extra commute cost for the lifestyle block, and the calculator shows the yearly running cost of each and the difference. It deliberately leaves out the purchase price and mortgage so you can see the lifestyle cost on its own. The block usually costs more to run, but only you can value the space and privacy it brings. How it works

The town house yearly cost is rates plus the body corporate levy plus maintenance. The lifestyle block yearly cost is rates plus maintenance plus the water, septic and grounds costs plus the extra commute cost. The calculator compares the two yearly totals and reports which costs more to run and by how much.

Worked example

A town house with 2,500 rates, a 4,000 body corp levy and 1,500 maintenance costs 8,000 dollars a year. A lifestyle block with 3,500 rates, 5,000 maintenance, 2,000 of water and grounds and 4,000 of extra commuting costs 14,500 dollars, about 6,500 dollars more a year.
