Every new tenancy bond lodged is recorded, which makes bond data the most complete picture of what tenants are actually paying. The figures below are approximate medians for recent months and are rounded; use the official Tenancy Services market rent tool for exact, up-to-date figures for a specific area and number of bedrooms.

How Market Rent Is Measured

Tenancy Services publishes "market rent" based on bonds lodged over a rolling 6-month period for a given area and number of bedrooms. It reports the lower quartile, median and upper quartile, so you can see the spread, not just the middle. Because it is built from real bonds, it lags slightly and does not include tenancies where no bond was taken. Landlords are limited to one rent increase every 12 months.

Why Rents Differ So Much

Rent is driven by local demand and supply, proximity to work and schools, property size and quality, and seasonal patterns (rents often rise heading into the university year). Main centres and tourist towns such as Queenstown sit well above smaller regions. For budgeting, a common guide is to keep rent below about 30% of your take-home pay.
