Rates Bill 2026 Estimator

This calculator estimates your council rates bill for 2026 in New Zealand from your property's capital value, the rate in the dollar your council charges, and the fixed annual charges that sit on top. Rates are one of the larger fixed costs of owning a home, and with many councils setting well above-inflation increases to fund water, roading and other infrastructure, plenty of owners want a way to sense-check what their bill will be. The structure is consistent across most councils even though the numbers differ: there is a general rate, which is your property's capital value (or land value in some districts) multiplied by a rate in the dollar, plus fixed charges such as a uniform annual general charge and targeted rates for water, wastewater and refuse. You enter your capital value, the rate in the dollar from your rates notice or council website, and the total fixed charges, and the calculator returns your estimated annual rates and the weekly equivalent. Use it to budget, to see how a revaluation or a rates rise would affect you, and to check the council's figures against your own. Rates settings change each year and vary widely between councils, so use your own council's current numbers for the most accurate result. This is an estimate only, not advice.

How it works

The general rate is your capital value times the rate in the dollar. The annual rates are the general rate plus the fixed annual charges. Dividing by 52 gives the weekly cost. Enter the rate in the dollar as a percentage of value, for example 0.30 percent, which is the same as 0.3 cents per dollar of value.

Worked example

A property with an 800,000 dollar capital value at a 0.30 percent rate in the dollar has a general rate of 2,400 dollars. Adding 800 dollars of fixed charges gives about 3,200 dollars a year, or roughly 62 dollars a week.
