Downsizing Net Gain Calculator

This calculator works out the genuine cash freed up when you sell your current home and buy a smaller one in New Zealand, once the real costs of moving are stripped out. The gap between your sale price and your new purchase price looks like the whole gain, but agent commission, legal fees and removal or preparation costs all take a slice before you see a cent. You enter the sale price of your home, the price of the smaller home you plan to buy, your agent's commission rate, and a combined figure for legal, moving and preparation costs. The calculator returns the net cash freed up after all costs, alongside a breakdown showing the raw price difference between the two homes and the total moving costs subtracted from it. This lets you see how much of your apparent gain the costs of downsizing actually eat into, which is easy to underestimate when you are focused only on the headline sale price. Use it to see how a cheaper home or lower moving costs would change the outcome before you commit. The result assumes both properties are mortgage free; if you still owe money on your current home, the cash you actually free up will be lower. How it works

The calculator takes the difference between your sale price and the price of the smaller home, then subtracts the costs of moving, agent commission on the sale plus your legal, removal and preparation costs. What is left is the cash genuinely freed up to add to your retirement, savings or investments. The costs of moving are easy to underestimate, which is why seeing them netted off matters.

Worked example

Selling for $950,000 and buying for $650,000 is a $300,000 difference. With 2.5% agent commission of about $23,750 and $12,000 of legal, moving and prep costs, total costs are around $35,750, leaving roughly $264,250 of cash freed up.
