This calculator gives an indicative cost of weathertightness repairs on a leaky home in New Zealand, the kind of work that can range from a modest targeted fix to a full reclad costing many hundreds of thousands of dollars. The leaky-building era left a large number of homes, particularly monolithic-clad places built from the late 1980s to the mid 2000s, vulnerable to moisture getting into the structure and rotting the framing. The cladding work is the floor area times a per-square-metre rate for the repair level you choose, from a targeted repair through a partial reclad to a full reclad. The total repair cost adds the consent and fees, temporary accommodation and contingency. Dividing the total by the floor area gives the all-in cost per square metre.
A 150 square metre home needing a full reclad at about 3,500 dollars a square metre is 525,000 dollars of cladding work. Adding 15,000 consent, 20,000 temporary accommodation and a 50,000 contingency brings it to about 610,000 dollars, roughly 4,067 dollars a square metre all in.
