Selling a home is one of the biggest financial events most New Zealanders go through, and the agent's commission is usually the largest single cost, so it pays to know roughly what you are up for before you sign anything. This calculator estimates the selling commission you might pay with Tall Poppy (Nationwide (fixed-fee)) based on from the agency's published rate card: a fixed fee depending on the price band (around $15,648 to $49,561), plus GST. Enter your expected sale price and it shows the commission, the 15% GST added on top, and the total you would actually pay, updating as you type. Two things are worth keeping front of mind. First, real estate commission in New Zealand is completely negotiable. The figures here are a starting point, not a fixed quote, and rates differ by office, region and property, so you can and should discuss the rate, the structure and the marketing budget with the agency before committing. Second, commission is only part of the cost of selling: marketing and advertising are charged separately on top, often running from around $1,000 to $10,000 or more depending on the campaign, and there may be other costs such as legal fees. How Tall Poppy commission is worked out
On this indicative structure, the commission is a fixed fee depending on the price band (around $15,648 to $49,561), plus GST. The 15% GST is then added to that commission to give the total you pay the agency. Marketing and advertising are separate and are not included here. Tall Poppy publishes a banded fixed fee rather than a percentage, running from $17,995 including GST at $500,000 up to $56,995 including GST just under $2.5m. Its published figures include GST, unlike the percentage agencies, which quote plus GST, so compare the GST-inclusive totals rather than the headline numbers. Below $500,000 and above $2.5m Tall Poppy publishes no fee and asks you to contact a local consultant. The fees are a national default and Tall Poppy notes savings are larger in some regions, so the local figure can differ.
Worked example
On an $800,000 sale with this indicative structure, the commission works out to about $19,561 excluding GST. Adding 15% GST gives a total of roughly $22,495. Your actual figure depends on the rate you negotiate and the final sale price.
