Northland runs from Mangawhai to Cape Rēinga, with Whangārei as its only city and a dispersed population elsewhere. Housing costs are below the national picture in absolute terms, but so are incomes, and the region has a higher share of substandard housing than most. Coastal areas around the Bay of Islands and Mangawhai carry large numbers of holiday homes.
Low rents here do not mean housing is comfortably affordable, because incomes are lower still. The ownership split is more useful than the rent figure in most Northland areas, and where a coastal area shows a small number of renting households behind its median rent, that figure is carrying a lot of rounding noise.
