Housing costs across Marlborough
Marlborough is Blenheim, Picton and the Sounds, on an economy built on viticulture, aquaculture and the inter-island ferry link. Seasonal vineyard work is a large part of the labour market and housing for it is a persistent regional issue, with demand concentrated into the months around harvest. Blenheim holds most of the region's households; the Sounds are sparsely populated with a high share of holiday homes, and Picton's housing market is shaped by the ferry terminal and the tourism that comes through it.
The seasonal workforce distorts both sides of these figures: incomes are lower because much of the work is part-year, and rental demand is concentrated in particular months. An area with a high renting share and a modest rent is usually accommodating that workforce.
