Tauranga has grown quickly enough that its housing costs have outrun its incomes more sharply than almost anywhere outside Auckland, while Rotorua, Whakatāne and the eastern bay have their own quite separate markets.
The retired population shifts the income figures without shifting the housing ones, so an area can show a low median household income alongside high ownership and no housing stress at all.
