KiwiBuild Eligibility Calculator

This calculator checks whether your household income falls under the KiwiBuild income cap in New Zealand, the first hurdle most buyers want to confirm before going further. KiwiBuild offers eligible first home buyers the chance to buy a newly built, price-capped home, and one of the core rules is an income test based on your gross income in the 12 months before you buy. A single buyer must be at or below 120,000 dollars, while two or more buyers share a combined cap of 200,000 dollars, so a couple is tested on their joint before-tax income rather than each person separately. You choose whether you are buying alone or with others and enter your gross household income, and the calculator tells you whether you are inside the cap and by how much, or how far over you are. Income is only one part of eligibility: you also need to be a New Zealand citizen, permanent resident or resident-visa holder ordinarily living here, be at least 18, be a first home buyer or in a comparable position, and intend to live in the home rather than rent it out or quickly resell it. How it works

The calculator compares your gross household income for the last 12 months against the relevant KiwiBuild cap: 120,000 dollars for a single buyer or 200,000 dollars combined for two or more buyers. If your income is at or below the cap you are within the income test, and it shows your headroom; if it is above, it shows how far over you are.

Worked example

A couple with a combined gross income of 180,000 dollars is tested against the 200,000 dollar cap. They are under it with 20,000 dollars of headroom, so they pass the income test and can look at the other criteria.
