This calculator adds up the closing costs of buying a house in New Zealand, the costs of actually completing the purchase that sit separately from your deposit and the price itself. The good news for New Zealand buyers is that closing costs here are low by international standards, because there is no stamp duty, the punishing transfer tax that adds tens of thousands of dollars to a purchase in Australia and elsewhere. What remains are the practical costs of doing the deal properly: your lawyer or conveyancer's fee, a LIM report from the council, a building inspection so you understand the condition of the home, a registered valuation if your bank requires one, the LINZ fee to register the transfer, house and contents insurance from settlement day, and the cost of moving in. You enter the purchase price and each of those costs, and the calculator gives you the total closing cost in dollars and as a percentage of the price, so you can see how modest it really is and budget the cash on top of your deposit. On a 700,000 dollar home, 1,800 legal, 350 LIM, 700 inspection, 900 valuation, 165 registration, 1,500 insurance and 1,500 moving total about 6,915 dollars, just under 1 percent of the price.
