First, real estate commission in New Zealand is completely negotiable. The figures here are a starting point, not a fixed quote, and rates differ by office, region and property, so you can and should discuss the rate, the structure and the marketing budget with the agency before committing. Second, commission is only part of the cost of selling: marketing and advertising are charged separately on top, often running from around $1,000 to $10,000 or more depending on the campaign, and there may be other costs such as legal fees.
