This appreciation calculator projects how much an asset grows in value when it appreciates at a steady annual rate, showing what it could be worth in the future and how much it gains along the way. Appreciation is the rise in value of something you own over time, whether that is a house, a block of land, shares, or a collectible, and it works by compounding: each year's growth is added to the value, so the following year's growth is calculated on the larger amount. You enter the current or starting value, the annual appreciation rate you expect as a percentage, and the number of years to project forward. The calculator raises one plus the rate to the power of the years, multiplies it by the starting value, and returns the future value as the headline figure, along with the total appreciation in dollars and the total percentage growth over the whole period. It is handy for sketching out where a property or investment might sit in five or ten years, for comparing a steady growth assumption against today's value, and for understanding the power of compounding on an asset that holds its rate. Keep in mind that real values are rarely this smooth, so pick a conservative long term rate and treat the answer as a projection rather than a guarantee.

How it works

The future value is the starting value multiplied by one plus the annual rate, raised to the power of the number of years. Because each year's growth compounds on the year before, the value curves upward rather than rising in a straight line. Total appreciation is the future value minus the starting value, and total growth is that gain expressed as a percentage of where you began.

Worked example

Start with a property worth $500,000 appreciating at 5 percent a year for 10 years. That is 500,000 times 1.05 to the power of 10. Since 1.05 to the power of 10 is about 1.6289, the projected value is about $814,447. The total appreciation is $314,447, which is a total growth of about 62.89 percent over the decade.
