This calculator works out your loan to value ratio (LVR), the figure banks use to measure how much you are borrowing against a property compared with what it is worth. In New Zealand, LVR shapes what you can borrow and how you are priced, because the Reserve Bank limits low-deposit lending, and many buyers need at least a 20% deposit to get standard rates and avoid a low-equity fee. You enter the property purchase price and your deposit amount, or the deposit you are planning to save. The calculator works out your total mortgage amount, the loan needed to cover the gap between the price and your deposit, and your loan to value ratio, shown as a percentage of the purchase price. A lower percentage means you are borrowing less relative to the property's value and are generally seen as lower risk, while a higher LVR, above roughly 80%, usually means tighter lending criteria, extra fees, or fewer willing lenders. Use this tool early in your house hunting to test different price and deposit combinations and see how close you sit to common LVR thresholds before approaching a bank. It applies a general LVR formula only and does not model any specific lender's policy or current low-deposit lending rules, so treat the result as an indicative guide and confirm your borrowing position with a mortgage adviser or lender.
